Everyone has heard at least one horror story about Estate Agents in Tenerife. Even the good ones cost you money, and there is no simple way to tell a good one from a shark who will take full advantage of your inexperience. We offer a totally independent and impartial service, able to conduct or oversee any and all stages of the property buying process here, whether you use an agent or not. We will accompany you at every stage, from the early days of identifying preferred areas, through the actual viewings themselves, to notary, and beyond, whether finding maintenance and cleaning services for your property, or providing a rental contract for your tenant.
Property Finding: we will register with Estate Agents on your behalf, using only those firms that we know can be trusted, and who are prepared to make all their transactions totally transparent. This allows us to check, for you, that you are viewing only properties that are listed directly with that agent, and that you end up paying only the commission that you should pay, and not a penny more. In short, we will check that you are not ripped off, and because we are not dependent on any particular sale, are able to give you full, impartial and independent advice on the properties that you view.
Estate Agent Checks: if you are already registered with Estate Agents, and have already started looking for property, all is not lost. We can monitor all that your agent is doing, and check that everything that is being done is really in your own interests. We will investigate any claims and promises that are made, and give an independent judgement on issues of concern to you. We will also track every stage of the negotiation process when you find your dream property, and will ensure that you are fully aware of both the price you are paying and the price being paid to the vendor after Estate Agent commission has been deducted. In short, we will ensure that you pay only the agreed price plus verifiable and legal commission.
Conveyancing and Notarization: If you are buying a property privately, we will carry out full conveyancing, checking legalities and ensuring that all paperwork and costs are in order and as described by the vendor. When you are ready, and not before, we will proceed to notary, ensuring that you are provided with translations at all stages, and overseeing the signing itself. Finally, we will ensure that you receive your copies of all completed paperwork and that you are fully aware of all your responsibilities as property owner in Tenerife.
Wills: We will help you arrange Spanish wills to ensure that UK law applies to the disposal of your assets in the case of death. This is essential because Spanish law will otherwise apply to any of your Spanish assets. It means, too, that your Will can be executed within weeks rather than months, and that your heirs will save a considerable amount in legal costs.
